David Lee / Acquisitions
Self-funded search  /  Toronto and the GTA

I buy Toronto service businesses and grow them with technology and AI.

I am David Lee, an individual buyer based in Toronto. I am looking for one established service business in the Greater Toronto Area (GTA) with roughly $750K or more in EBITDA. I will buy it, run it myself, and keep the team that built it.

01 / About me

Why I am buying, and why now.

I am an Enterprise Customer Success Manager at Chromatic, a software company, where I look after large enterprise accounts through renewals and expansion. The work is closer to owning a business than most people assume: keep good customers, grow the revenue already sitting inside those relationships, and make the operation predictable enough that nothing depends on one person remembering everything.

I want to do that for a company I own. I am buying rather than starting because I would rather inherit real customers, real cash flow, and a crew worth keeping than spend five years looking for them. The businesses I am drawn to are the ones still running on paper, phone calls, and the owner's memory, where scheduling and dispatch software, a proper CRM, meaning a customer relationship management system, honest marketing, and a few well chosen AI tools that automate quoting, follow up, and reporting change the economics without changing what customers already like about the company.

This is a self-funded search. I am not a fund, I have no outside investors, and I am buying one business to operate myself. Financing will come from a bank alongside seller financing, and I can share documentation early in a conversation. You can look me up on LinkedIn before you share anything confidential.

02 / Acquisition criteria

What I am looking for.

If a listing clears these five lines, send it. I will read it the day it arrives.

Location

Toronto and the Greater Toronto Area

I live here. I will be on site, not managing from another province.

Size

Roughly $750K or more in EBITDA

That usually implies a purchase price in the range of $1.5M to $3M or more. I will look above that range when the structure works.

Industries

Services with recurring, local demand

Business to business services, home and facility services, and healthcare services.

B2B services HVAC Plumbing Landscaping Cleaning Contracting Facility services Healthcare services

Management

Owner-light or manager-run

Trained staff or a general manager already in place. I will be an owner-operator, not the technician on the truck, so the business needs to survive the seller walking out the door.

Upside

Room for technology and AI to do the heavy lifting

Manual scheduling, no CRM, thin marketing, and paper-based operations are not problems to me. They are the reason I am interested.

03 / Outside my mandate

What I will pass on.

So neither of us spends a week finding out. If a deal falls into one of these, I will say so immediately rather than go quiet.

×
FranchisesI want to own the brand and the playbook.
×
Online-only businessesNo local operations, no crew, not my edge.
×
Pre-revenue startupsI am buying proven cash flow, not a thesis.
×
TurnaroundsA healthy business with upside, not a rescue.
04 / For brokers and intermediaries

How I work with the sell side.

You have a seller to protect and a process to run. I am not going to make that harder.

  1. I respect the process

I will never approach an owner around you. Once you bring me a deal, you are the channel for every conversation in it, and your fee is your fee.

  2. I sign NDAs fast

Send the teaser with the non-disclosure agreement and it comes back signed the same day, not after a legal review that takes three weeks.

  3. I respond within 24 hours

Every time, including the times the answer is no. You will never have to chase me for a status update.

  4. You get a clear yes or no on fit

With the reason attached, so the next deal you send me is a better one. Silence wastes your time and mine.

  5. I am flexible on structure

Bank financing combined with seller financing or an earnout works for me, and I welcome a seller transition period. A seller who wants to stay involved through the handover is a feature, not a complication.

  6. Financing documentation on request

As soon as a conversation gets serious, I will share what my lender and I have put together so you can qualify me properly before taking this to your seller.

05 / Contact

Send me the deal.

If it fits the criteria above, you will hear back from me today. If it does not, you will still hear back from me today.
